They're pretty low right now.

I've seen several non- Jumbo loans(417K-) @ 4.875% 30yr fixed & a Jumbo loan(417K+) @ 5.75% 30yr fixed.

Just letting the peeps know to try to save a little cash.

That may not be as far fetched as one would think. When the Fed says it's going to pull out all the stops, look out below. After yesterday's cut, there's not much more they can do with the target rate so expect them to start buying up treasuries. Not to mention *gulp* introducing new government programs.

i'm not sure if it makes sense for us to refi -- we did a year ago with points.

we're in a better position to buy, if we can sell our place.

So why didn't loan rates go down today after the fed cut the rate yesterday? Best I found is they are waiting for the dust to settle.

The Fed funds rate has more impact on loans tied to the prime rate (credit cards, some ARMs, HELOCs, etc.) and doesn't really impact overall mortgage rates which are tied more to the 10 year treasury. The real question is what happens to mortgage rates if the Fed starts buying treasuries and mortgage backed securities? I don't think anyone sees rates going up anytime soon.

Brian is correct.

The refi market right now is crazy,they are hiring people back to Title & Escrow Co.

Back in 05 only 25% o San Diegans could afford a home, now 44% can, so those 3 out of 4 that couldn't buy a home in '05,are now entering the game.

I haven't been posting much as work is out of control busy,we are sofa king busy because rates are low & homes prices are down people are out buying.

Well, my wife is a mortgage underwriter for one of the few large banks that has managed to stay out of the news. Currently she is declining 9 out of 10 2nd's because the guidelines are tightening by the day. Even her retired Airline Pilot dad w/house in LJ ($800,000 IN EQUITY) and pension had to jump through hoops digging up records from way back to barely qualify. I dont know much about loans, but I know that its not easy these days.

yeah the appraiser actually came inside and measured things this time and still low balled the appraisal, sand bagging son of a bitch.
I'm mid refi. with my credit union and thinking of doing 2 points for 4.66% 30 fix.
